HOMESTEAD TALKING GLASS: Living Affordably in a Downtown Environment

by Ron Fain, Owner, Real Estate Operations – Fain Signature Group
Homesteaders in the 1870s, the Fain family has held on to the vision of family and community for over four generations. In the 1960s, Bill Fain, referred to by many as the father of Prescott Valley, crafted this region with hard work and a reputation with a bankable handshake. Today, we are seeing the culmination of this vision and hard work with Prescott Valley’s first luxury apartments sprouting up in the heart of downtown. At the same time, businesses like Foothills Bank, Walmart, Starbucks, Kohl’s, Premier Pet Veterinarian, Fry’s, Ace Distribution Center, and M&I Windows are just a few of the many commercial businesses and retailers the Fain family has brought in to create jobs and support the lifestyle of Northern Arizona’s fastest-growing community.
As I write this article, Prescott Valley celebrates its 40th anniversary. I realize what an amazing accomplishment it is of one man, who in his lifetime built a community from the ground up. It wasn’t long ago when Prescott was the state capital and Lonesome Valley (now Prescott Valley) was home to grazing cattle and antelope meandering in stirrup-high grass. My father (Bill Fain), a third generation native Arizonan, worked hard to create new possibilities in a valley that is not so lonesome anymore. Just before his passing, he witnessed the population of Prescott Valley surpass that of the City of Prescott – a truly amazing accomplishment. Now, Homestead Talking Glass, the Fain Signature Group’s latest development, truly completes the “Live-Work-Play” paradigm. Bill Fain was always so proud of the many business professionals and individuals who saw the vision and, in a sense, rolled up their sleeves and with their blood, sweat and tears helped to build our beloved Prescott Valley. He knew it took a community to build a community, and that collective effort made him proud each and every day with the opening of a new business, a new job being offered and a new family moving to Prescott Valley.
Homestead Talking Glass is a five-phase project and will be composed of 214 dwellings, which will include one-, two-, and three-bedroom apartments. There will be ample parking, a clubhouse, spa, Jacuzzi, gym, fire pits, meeting room and a dog park, to name just a few of the amenities. We expect to start taking applications 90-120 days prior to occupancy with an anticipated date of completion for Phase I being November 2018.
There is no doubt that if my father was alive today that he would be celebrating this 40th anniversary year of Prescott Valley’s incorporation. The entire Fain Family stands in gratitude for the outstanding public leadership that has guided Prescott Valley over the past 40 years – current and past mayors and councilmembers who, practically speaking, volunteered their time, wisdom, and leadership; the municipal staff of talented men and women, who work daily to keep our community attractive, safe and friendly; and finally, the most important ingredient for success and the reason why Prescott Valley is celebrating 40 years, its citizens who call this town home.
Myself, my brother Brad, and our team at Fain Signature Group are committed to listening to the community and working tirelessly with the Town of Prescott Valley to make an incredible life for all. Check out Homestead Talking Glass at HomesteadTG.com.

Live, Work, Play is in Full Swing at Talking Glass

“We’ve been diligently planning this for a long time. Working with the Town of Prescott Valley and listening for what was needed by our community, it was clear more housing was needed. More importantly, we wanted to design a place that made life better for both our residents and business owners. The Homestead Talking Glass apartments represent the best in planning and design, while also providing a place to live affordably in a downtown environment,” said Anessa Andrews, New Developments, Fain Signature Group. “Residents will be able to walk to their places of work, favorite restaurants, coffee shops or movies. They will even be able to walk across the street to the Prescott Valley Event Center to cheer on our beloved NAZ Suns or attend one of the many ongoing activities at Northern Arizona’s premier indoor event arena. Live, Work, Play is in full swing at Talking Glass.”

LOCAL NEWS: The Northern Arizona VA in Prescott has provided an update on their Homeless Veteran Program. . . .PRESCOTT, Ariz. – The Northern Arizona VA Health Care System’s Homeless Veteran Program, along with its community partners, housed 445 Veterans in 2022, exceeding their target goal by 157%.Nationally, the 2022 goal was to house 38,000 homeless Veterans— a goal that was exceeded by 6.3%. The Department of Veterans Affairs remains committed to ending Veteran homelessness and increasing housing placements is critical to achieving this goal.“This success is a result of efforts built on the evidence-based ‘Housing First’ approach, which prioritizes getting a Veteran into housing, then provides the Veteran with the support they need to stay housed,” said Steve Sample, Medical Center Director. In Northern Arizona, there are a variety of services designed to house homeless Veterans. The VA’s Health Care for Homeless Veterans (HCHV) Program includes VA Supportive Housing (HUD-VASH) vouchers that provide formerly homeless Veterans with subsidized housing and a wraparound, interdisciplinary case management team to address issues that may have contributed to homelessness. The program provides justice outreach services, employment services, health care services through the Homeless Patient Aligned Care Team, outreach, and transitional housing support. The VA also works closely with community partners to house homeless Veterans through a system called Coordinated Entry, where community agencies along with the VA regularly meet to coordinate efforts and ensure homeless Veterans do not fall through the cracks.“We are fortunate that there is so much support for helping homeless Veterans in our area,” said Jessica Taylor, Homeless Program Coordinator for the Northern Arizona VA. “This success could not have been possible without great collaboration between our community partners, Housing Authorities, Tribal partnerships, and support from our local communities.”Looking ahead, the VA will continue to explore new avenues to house homeless Veterans and overcome housing barriers. In collaboration with U.S VETS, Gorman & Company, and the Arizona Department of Housing, a supportive housing project on the grounds of the VA’s Fort Whipple campus is in the initial planning stages. The VA is also expanding outreach to ensure that homeless Veterans are aware of services available to them. For Veterans who are homeless or at imminent risk of homelessness— or if you know of homeless Veterans in need of assistance, call 877-424-3838.For more information on renting to or hiring homeless Veterans, visit: www.va.gov/homelessAbout the Northern Arizona VA: Through its main campus in Prescott, along with Community Based Outpatient Clinics (CBOCs) in Cottonwood, Flagstaff, Kingman, Lake Havasu City, and Anthem— with additional clinics in Tuba City, Page, Kayenta, Chinle, Holbrook, and Polacca, the Northern Arizona VA provides services to approximately 33,000 Veterans over a catchment area of more than 65,000 square miles.. . .www.facebook.com/VAPrescott ...
